Requirements in a mobile home lease
Leases within mobile home parks must be for at least 2 years and in writing. The owner and tenant can agree to a shorter lease after the 2-year lease has been offered. Month-to-month tenancies are permitted, but the tenant must sign a written statement acknowledging a longer lease term was offered.
The lease must specify:
- Your specific lot number and lot area,
- The contact information of the owners and managers of the mobile home park or designated agent,
- The agreed rent amount,
- All fees, and
- A list of all services and facilities that will be provided by the park owner.
The lease cannot contain any of the following:
- Charge(s) for move-in or entry fees,
- Late fees charged before the grace period expires (minimum 5 days beyond the date rent is due),
- Security deposit in excess of than one month's rent,
- Responsibility for fees not specifically stated in the lease,
- Language saying that the park owner can move your mobile home to a different lot during the lease,
- A requirement to purchase the mobile home from the park owner, and
- Waiver of a trial by jury.
